LEASE PURCHASE OPTIONS:

  • A 2-year Rent with Option to Purchase.
  • An Option Fee will secure your right to purchase. 
  • When you exercise your Option to purchase, 100% of your Option Fee will be applied toward your Down Payment.

LEASE PURCHASE REQUIREMENTS:

  • Strong Rental History Required from landlords other than family members
  • Strong Work History Required
  • Combined Household Income of 3 times the rental amount
  • Copy of Picture ID and SSN card from each occupant over 18
  • Copy of last 2 pay stubs

 

OPTION 1                                 

5% Option Fee of $4,000 & rent of $1275

This option is designed  for those tenant/owners who may only have a small cash reserve but enjoy a higher monthly income.                                      

  • Option Fee of $4,000 required. 
  • Rent of $1275 per month.
  • If purchased at the end of the option period, your option fee will be credited toward the down payment.

OPTION 2

7% Option Fee of $5,600 & rent of $1175

This option is designed for those tenant/owners who may have a larger cash reserve but a limited monthly income.

  • Option Fee of $5,600 is required.  
  • Rent of $1175 per month.
  • If purchased at the end of the option period, your option fee will be credited toward the down payment.

This option is a spectacular value!  For just an additional $1,600 Option Fee, you will save $100 monthly rent & $2,400 on your total rent payments over the option period! During your option period you will enjoy rent at market value or below.
